We provide leak detection and plumbing services primarily in Metro Atlanta, Georgia.

1. Services We Provide

Our services may include, as applicable to the property and service requested:

  • Water leak detection and diagnostics
  • Slab leak investigation and repair
  • Main water line repair and replacement
  • Plumbing pipe repairs and whole-house repiping
  • Water heater services
  • Drain cleaning and plumbing diagnostics
  • Other related plumbing services agreed upon in writing

The availability of a particular service depends on the nature of the problem, property conditions, access, equipment requirements, and the scope we agree to perform.

2. Estimates and Approval of Work

We provide written estimates describing the proposed work and applicable charges when appropriate.

An estimate may identify the anticipated labor, materials, access requirements, exclusions, warranty terms, and other relevant conditions. Estimates are based on the information available when prepared and may need to be revised if conditions change or additional problems are discovered.

Work beyond the approved scope requires additional authorization. If further repairs are needed, we will explain the additional work and applicable charges and obtain written approval before proceeding, except where a different arrangement is expressly authorized by an applicable written agreement or permitted by law.

A diagnostic visit, leak detection service, or estimate does not automatically authorize unrelated repair work.

For work arranged through a property manager, warranty provider, or other organization, the required purchase order, written approval, or authorization process may also apply.

3. Diagnostic and Leak Detection Fees

The following are our standard reference fees. The applicable charge will depend on the service requested and the terms confirmed for the particular appointment or work order.

Standard Diagnostic Visit

Our standard diagnostic charge is $120.

The diagnostic charge covers the applicable diagnostic service as described when the appointment is arranged. It does not automatically include repairs, replacement parts, or additional work unless expressly included in the agreed scope.

Standard Leak Detection

Our standard leak detection fee is $350, subject to confirmation of the service requested and the terms provided before the appointment.

Where we have agreed to waive this fee upon acceptance of recommended repairs, the waiver or credit will be applied according to the terms confirmed in the estimate or service agreement.

Property Management Company Arrangements

For qualifying property management company arrangements, our reference leak detection fee is $700.

Under the applicable management-company pricing arrangement, if no leak is found, the charge may be limited to a $350 trip fee. If a leak is found, we provide an estimate for the recommended repairs. If the homeowner accepts the repair estimate under the applicable arrangement, the initial $700 fee is credited toward the final repair cost.

These management-company terms apply only where the arrangement has been confirmed for the relevant job. A separate written agreement, purchase order, or work order may establish different terms.

Customers should review the fee and any applicable credit or waiver before authorizing service.

4. Payment Terms

Unless otherwise agreed in writing, payment is due upon completion of the authorized service.

We may accept credit or debit cards ( including 3.5% processing fee ), cash, checks, Zelle and bank transfers.

The customer or other party identified as responsible for payment in the applicable written agreement is responsible for the agreed charges.

For jobs arranged through property management companies, warranty providers, or other organizations, payment and invoicing may follow the applicable written agreement or approved work order.

Any additional charge, deposit, financing arrangement, or payment deadline must be disclosed and agreed upon as applicable before it is imposed, subject to applicable law.

If you have a question about an invoice, please contact us promptly using the contact information above.

5. Scheduling, Cancellations, and Rescheduling

Appointments are scheduled based on availability, service requirements, and the information provided when the appointment is arranged.

If you need to cancel or reschedule, please contact us as soon as reasonably possible.

Our current general policy does not impose a standard cancellation or no-show fee. However, a separate written agreement with a property manager, warranty provider, or other customer may contain different scheduling or cancellation requirements.

We may need to reschedule a visit because of emergencies, technician availability, unsafe conditions, severe weather, access problems, or other circumstances affecting our ability to perform the service.

If a change affects the agreed scope, timing, or price, we will communicate the relevant details as appropriate.

6. Customer Responsibilities and Property Access

To help us perform the agreed work, the customer or authorized representative should:

  • Provide accurate information about the reported plumbing issue and known property conditions.
  • Arrange reasonable access to the affected areas and necessary plumbing components.
  • Disclose known hazards, restricted areas, and relevant utility or property access information.
  • Secure pets and advise us of conditions that may affect safe access.
  • Obtain any property-owner or management approvals required for the work.
  • Make arrangements for access to areas controlled by another owner or party.
  • Review estimates and provide required written approvals before repair work begins.

The customer should inform us if the property is subject to special access rules or other restrictions that may affect the work.

Where access cannot be provided or conditions are unsafe, the service may need to be delayed, modified, or rescheduled.

7. Leak Detection Limitations

Leak detection is a diagnostic process intended to identify the likely location or source of a plumbing leak using appropriate methods for the circumstances.

Not every leak can be located conclusively during a single visit. Results may be affected by the location and size of the leak, the materials and configuration of the plumbing system, access limitations, background noise, soil or structural conditions, and other factors.

Our findings and recommendations are based on the conditions and information available during the inspection.

Unless expressly stated in a written agreement, a leak detection visit does not guarantee that every leak, defect, or plumbing issue at the property will be identified.

If our findings indicate that additional testing, opening of walls or floors, excavation, camera inspection, or other work may be necessary, we will explain the recommended next steps and any additional charges before undertaking separately chargeable work.

8. Hidden Conditions and Additional Repairs

Plumbing systems may contain concealed damage, deteriorated piping, inaccessible connections, or other conditions that cannot be fully evaluated before the relevant area is opened or exposed.

During authorized work, we may discover conditions that differ from those initially reported or anticipated.

Examples include:

  • Additional leaks or damaged pipe sections
  • Deteriorated valves, fittings, or connections
  • Damaged pipe materials or inaccessible plumbing components
  • Additional access requirements
  • Conditions requiring a different repair method

If additional work is necessary, we will explain the findings and provide a revised estimate or scope for approval before proceeding with that additional work.

Unless expressly included in the approved estimate, repairs to drywall, paint, flooring, concrete, landscaping, cabinetry, or other finishes are not included in plumbing work. Any restoration work must be included in the agreed scope or arranged separately.

9. Work Areas and Property Protection

We will perform authorized work with reasonable care appropriate to the service.

Some plumbing work may require access through walls, ceilings, cabinets, floors, concrete, landscaping, or other areas of a property. Where reasonably foreseeable, applicable access methods and anticipated restoration requirements should be discussed before work begins.

The customer should review the written estimate to determine whether cutting, excavation, removal, patching, or restoration is included.

We cannot promise that concealed plumbing work will require no disturbance to surrounding materials. However, any additional work that falls outside the authorized scope must be handled through the applicable approval process.

Nothing in these Terms excludes responsibility that cannot lawfully be excluded.

10. Warranties

Warranty coverage varies depending on the service, materials, equipment, manufacturer, and written terms applicable to the particular job.

Any labor warranty, manufacturer warranty, parts warranty, or other guarantee will be described in the applicable estimate, invoice, warranty document, or service agreement.

Unless a separate written warranty expressly provides otherwise:

  • Warranty coverage applies only to the work or components identified in the written warranty.
  • Existing plumbing components and unrelated defects are not automatically covered by a warranty for a specific repair.
  • Additional leaks or failures in other sections of the plumbing system are not automatically covered by a warranty for the original repair.
  • Manufacturer warranties may be subject to the manufacturer’s own terms and requirements.
  • Warranty requests should be reported promptly so the issue can be evaluated.

We will assess warranty claims according to the written warranty and applicable law. Nothing in these Terms limits any warranty or legal protection that cannot lawfully be waived.

11. Water Damage and Related Conditions

Plumbing leaks may cause damage to building materials, personal property, or other parts of a property. Hidden leaks may also continue to cause damage before they are discovered.

Our services are intended to diagnose or address the plumbing issue included in the authorized scope. Unless expressly included in a written agreement, our plumbing services do not include water mitigation, mold assessment or remediation, reconstruction, or repairs to unrelated building components.

Customers should take reasonable steps to protect the property and arrange any necessary mitigation or restoration services.

If additional damage or a separate plumbing issue is identified, we will communicate our findings and recommendations as appropriate.

These Terms do not waive or limit any responsibility imposed by applicable law.

12. Permits, Codes, and Third-Party Work

Where permits, inspections, utility coordination, or other approvals are required, responsibility for obtaining them should be established in the applicable written estimate or agreement.

We will identify known requirements relevant to our agreed scope as appropriate. Work by other contractors, utilities, restoration companies, or property representatives may be outside our scope.

Unless expressly agreed in writing, we are not responsible for work performed by third parties or for conditions outside the services we were authorized to perform.

13. Photographs and Service Records

We may maintain job-related photographs, diagnostic notes, estimates, invoices, and other service records for documentation, customer communication, warranty administration, and legitimate business purposes.

Where work is arranged through a property manager or another authorized party, relevant job records may be shared with that party as necessary to administer the work order and report findings.

We handle personal information in accordance with our Privacy Policy:

14. Changes to These Terms

We may update these Terms from time to time. The version published on our website will include an effective date or last-updated date.

Changes to the general website terms do not automatically change a previously approved estimate or signed service agreement. The terms governing a particular job will depend on the applicable agreement and the law.

15. Applicable Law

These Terms are intended to be interpreted consistently with applicable laws and regulations.

Georgia law may apply to services performed in Georgia, subject to applicable conflict-of-law rules and any controlling agreement or legal requirements.

Nothing in these Terms is intended to waive a consumer right, remedy, or protection that cannot lawfully be waived.
